Making an Offer

A strong offer starts before the paperwork — with financing ready and the right questions answered.

Before you write the offer

  • Get pre-qualified (good), or ideally pre-approved (best).
  • Pre-approval is one of your strongest negotiating tools — it shows you can close.
  • Once you’ve found the right home, it’s time to prepare the offer with strategy.

Disclosures help — but they don’t tell everything

Sellers are obligated to disclose many issues (like major physical defects), but disclosures don’t always paint the entire picture. These questions can help you learn more before you commit.

Quick tip

Ask these early (before you’re emotionally “all in”). What you learn can influence your price, contingencies, and how firm you want your offer to be.

6 smart questions to ask before you decide

  1. 1

    Why is the seller selling?

This can reveal motivation and help you evaluate the “real value” of the property. If there’s a reason tied to the home itself, you may be able to adjust your offer accordingly.

  2. 2

How much did the seller pay for the home?

Sometimes this helps with negotiation (and can open creative options). Just remember: price is influenced by market value, timing, and improvements — the original purchase price may not match today’s value.

  3. 3

What do they like most and least about the property?

You may uncover details that don’t show up in a listing. Occasionally, what a seller loves (like a “happening community”) might be something you’d rather avoid.

  4. 4

Have there been problems in the past?

Ask about prior issues such as leaks or repairs. Even if corrected, it’s smart to confirm the affected areas were repaired properly and no related damage remains.

  5. 5

    Any nuisances or problem neighbors?

This can surface noise, barking dogs, heavy airplane traffic, or planned community changes (like road widening) — and it may offer insight into why the seller is moving.

  6. 6

How are the public schools in the area?

Schools often influence community value. Understanding perceptions can give you insight into the area’s long-term desirability.
